The asset was acquired in 2021 under Integra Marinas, Integra Investments’ marina business vertical, with joint venture partner BLG Capital Advisors. The under-optimized property, Greenwich Cove Marina is a deep-water basin marina in the Greenwich Bay section of Rhode Island’s Narragansett Bay.

Upon purchase, the property accommodated vessels up to 300 feet and offered 186 wet slips and a sizable dry storage facility for winter storage, and mooring field for up to 100 vessels. To maximize value and profitability, Integra Marinas engaged in an overhaul of launch and hauling services, including revamped dockside service experiences, and property wide capital improvements.

The world-class marina is walking distance to the historic East Greenwich Main Street district, and through strategic renovation and repositioning of the property, is now a high-performing asset in a high-barrier-to-entry market.
